Check what storage data shows in about phone in settings menu. Think you need to flash that demo firmware in fastboot and in upgrade mode to restore correct storage size on mobile. This problem usually exists when firmware was flashed only in fastboot.

Storage showed 128 gb (109 gb available). Solved problem: flashed again eu firmware, phone stuck on bootloop after booted up on erecovery. There was option factoey data reset. Clicked it and started low level format. After that agin stuck on bootloop, flashed demo firmware again and problem solved

Must repair model/country/vendor on HCU to matching new firmware files that you are about to flash, then must flash those 2 files (firmware and customization) on dc-phoenix in fastboot.
